Chan and Eayrs has completely reimagined a former factory into a luminous live/workspace in London.

Occupying the entire third floor of a former shoe factory on Shoreditch High Street, this elegant live/work apartment has just undergone a mind-blowing redesign by the celebrated London–based design firm, Chan and Eayrs. Known as The Beldi, in reference to the Moroccan tile flooring, the three-bedroom, 2,850-square-foot abode is a spectacular exploration of light, texture, and materials in the trendy neighborhood of Shoreditch.

Flooded with light via 30 large, steel-framed Crittall windows, the open-plan interiors have been treated to a soft green plaster—a surprisingly neutral hue which echoes the flat’s treetop views and pairs beautifully with the terra cotta tile floors.

The Modern House

The husband and wife team behind Chan and Eayrs have been known to purchase and live in the properties they work on—further insurance that no detail is inserted without great thought and consideration.

This property is no different. Every architectural detail has been designed specifically for the couple’s artistic vision of the space. From the patterned handmade Beldi flooring—which reflects the couple’s travels to Morocco—to the bespoke oak joinery and handwoven green linen shutters, the attention to craft and detail is astounding.
